When is trash collected?
Trash and recycling are collected every Wednesday by a private contractor, Waste Pro USA. The cost is included in your county property tax bill each year. Your garbage cart and recycling bin should be at the curb by 5 a.m. on the collection day and should be removed the same day after pickup.
To keep the neighborhood looking tidy, our maintenance professional will pull carts back from the roadway the following morning for those who do not live in Paradise Village full-time, or for those who are away on vacation. Trash and garbage are never allowed to be burned.

What are the pool hours?
The pool is open daily from dusk to dawn each day during the season when the pool is open. It is against Health Department rules to have anyone in the pool after dusk. In addition, only Paradise Village owners have access to the pool via an access card. Your guests are allowed if you are with them. Security cameras are in place, and these rules are strictly enforced.

No glass containers, alcohol, or pets are allowed in the pool area or inside the fence around the pool.

How do I get access to the pool and tennis/pickleball courts? Can I rent the Community Room?
Residents must use a valid access card to enter the pool area or courts. New or replacement cards can be requested by contacting the HOA Manager at 6 Janet Drive. Only one access card is provided per lot. If you lose your card, the old one is deactivated, and a new one will cost $25. Guests are not permitted to use these facilities without a member being present. Renters may use the owner’s access card and are required to abide by the same rules. Violations of these procedures may result in the denial of access to the facilities.
Additionally, our HOA fees cover the cost of pool ropes, pickleball courts, and nets, as well as the maintenance of the bathhouse, among other expenses. Please ensure adults and children in your group help us maintain the quality of our facilities and amenities.
Only owners are permitted to reserve the community room. They must be in attendance at any event. A $200 deposit is required in advance, which is refunded if no damage or cleanup is needed after use. Please see the maintenance manager at 6 Janet Drive if you are interested in reserving the community room.
How do I get the gate code?
Paradise Village is a gated community. See the maintenance manager at 6 Janet Drive to get the gate code. Additionally, please note that anyone who hits the main gate with a car, truck, trailer, golf cart, or similar vehicle or causes damage to the gate may be held accountable for all repair costs. Security cameras are in place.
Can I share the gate code with guests or contractors?
Yes, residents may share the code with trusted individuals; however, they are responsible for ensuring that their guests follow all community rules.
When are lawns mowed?
Lawn maintenance is scheduled based on the needs of the property throughout the year, with a total of 20 mowings per year. During the growing season, edging is also provided at every other mowing. Lawn mowing notices are shared on the Paradise Village Facebook page. Please remove any personal items from your lawn on mowing days.
Can I rent my home?
Yes, the current rules allow residents to rent their homes. If you own more than one property, you may only rent one home (unless you have been grandfathered in). To register your home as a rental, complete the PSVP Rental Registration Form and return it to paradisevillageboard@gmail.com.
You will also need to fill out the PSVP Rental Contact Form to notify the maintenance manager, Dax Williams, each time your home is rented. It requires the rental dates, as well as the names and phone numbers of the renters. You can text or call him at (850) 666-2479.
Can I park my car in front of my house?
HOA rules prohibit parking cars in front of your house, on the grass, or any part of the HOA streets. You may park any extra vehicle in spaces by the pool on a temporary basis, if needed. You may also arrange to park your boat trailer in the parking area near the tennis courts. All trailers must be marked with the owner’s name and address at Paradise Village. Unidentified trailers may be towed.
If I want to paint my house, add a boat lift, or make improvements, do I need the HOA’s approval?
Yes. The HOA has an Architectural Control Committee, as per our covenants, which must review any additions, changes, alterations, and other modifications to ensure the “harmony of external design.” You can email the HOA board at paradisevillageboard@gmail.com to learn more about the details.
Can I have pets, and what are the rules regarding leashes?
Owners may have household pets, such as cats, dogs, parakeets, and other small domestic animals. All cats and dogs are to be on a leash and attended to when outdoors. Dog houses are not allowed. Fences are also prohibited.
Can I obtain a list of all owners, including their names, addresses, and telephone numbers, so that I can connect with my neighbors?
Our covenants restrict sharing this information. Still, there are many ways to meet your neighbors, from attending HOA meetings and events at the pool, tennis, and pickleball facilities, to participating in fire station events, and simply walking around the neighborhood. You’ll find this to be a welcoming community.
What are the HOA rules about golf carts, ages of drivers, etc.?
The Paradise Village Board voted to support the state of Florida’s golf cart rules/statutes inside Paradise Village. State law requires a golf cart driver to be at least 15 years old and hold a valid driver’s learner’s permit, or 16 years old with a driver’s license, to operate a golf cart on public streets (or as approved by the board, in Paradise Village). Are there quiet hours in the community?
Yes. Quiet hours are in effect from 10 p.m. to 7 a.m. on weekdays and from midnight to 7 a.m. on weekends and holidays, to help ensure a peaceful environment for all residents.
What types of homes are allowed in Paradise Village?
Only new mobile homes and modular homes can be set in the village. Site built homes are not allowed.Used homes are not allowed. Any new homes must be approved by the Architectural Control Committee (ACC). Set back requirements must be met.
Do I have to elevate a new home?
Our covenants and restrictions don't require homes to be elevated, however the county building codes will require any new homes to be elevated.
How much does each lot pay for the monthly services we receive, including mowing, road maintenance, pool, clubhouse, and tennis/ pickleball facilities, as well as other costs, such as our maintenance manager?
The monthly fee is $120 per lot. Checks can be left in the secure box in the mailroom at 6 Janet Drive (collected regularly and deposited on the 15th and 27th of each month). When leaving payment in the drop box, it must be received by the 27th of the month.
Checks can be mailed to the Paradise Village HOA at P.O. Box 1311, Crawfordville, FL, 32326. Your payment must be received by the 27th of each month; otherwise, a $25 late fee will be assessed. Postmark date does not matter. Please note that the postal service occasionally takes more than 14 days to deliver. The payment must be received by the due date.
We now offer the option to make your monthly payment online through this website. You are responsible for the additional $7.00 convenience fee for the online payment. You must make separate payments for your HOA fees and special assessment fees (meaning two separate checks). You cannot make special assessment payments online.
What is the special assessment fee for?
In 2023, the HOA members voted to replace the seawall surrounding all lots in the village because the wall was failing in some locations, threatening yards and homes. Owners could choose to pay three payments of $10,000 over three years (2024, 2025, and 2026) or make monthly payments to pay the $30,000 per lot (plus interest and bank fees) for the $3.45 million project.
Annual special assessment fees are due by January 15. Monthly payments are due by the 15th of each month. Per the HOA covenants, resident accounts that are behind on dues or special assessments for more than 90 days may be turned over to the HOA's attorneys for action, including the initiation of liens and/or foreclosure proceedings, if the fees are not paid. Owners are responsible for all legal costs associated with the collection process.
When are HOA meetings held, and are they open to property owners in Paradise Village?
The Annual Meeting of the HOA takes place on the second Friday of June each year at 7 p.m. unless otherwise notified. All other regular and special meetings are held on an as-needed basis, at least once a quarter, and are open to all owners to attend. They are typically held both in person at the Clubhouse or Fire Station and online on Zoom. Members are encouraged to attend and become involved with the HOA. Please ensure the HOA has your up-to-date email address so that you can receive updates and meeting notices.
